How long can you commit your capital?
This is the sharpest distinction among the four and the question most buyers should ask before price. Delivery dates spread across a four-year range, from 2027 to 2031.
St. Regis Brickell is the nearest at 2027; capital stays committed for the shortest period and use or rent begins soonest. Delano is the furthest at 2031 — close to six years of commitment. Over that period the money produces no rent, and both market and personal circumstances can change.
The counterpart to a long timeline is payment spread across a wider range, which is a cash-flow convenience. But in a long project the clause to ask about is the assignment right: can you transfer the contract before delivery? The exit can matter more than the entry price.
Budget: two of the four have no price
Delano starts from $800,000, 1428 Brickell from $3M. The gap between them is not only a price difference but a category difference: one is an accessible entry point in a branded building, the other a generously planned residence in the ultra-luxury segment.
For St. Regis Brickell and Anantara the developers have published no band. Starting figures circulating on portals are not the developers’ statements and shift in pre-construction with floor, exposure and remaining inventory. Budgeting for these two requires a current inventory list first.
Renting: how flexible is each?
If you are planning rental income this section comes before price, because the rule varies not only between buildings but sometimes between FLOORS.
- Delano — the rule is written openly and split into two collections: floors 20 to 47 carry no rental restrictions, floors 49 to 75 do not permit daily rentals
- Anantara — in the 120 resort residences the owner may open the home to hotel guests; the 100 branded residences sit outside that pool

Location: none of them is on the beach
Let us close a common misconception up front: none of the four projects sits on the ocean. 1428 Brickell and St. Regis Brickell are in Brickell on the bay side, Delano is bayfront in Downtown, and Anantara is bayfront in Edgewater.
Brickell is the most walkable band — offices, restaurants, groceries and the Metromover within the same few blocks. Downtown is the culture and transport axis; Brightline’s Miami Central station is here. Edgewater is a quieter residential band next to the Design District and Wynwood.
If you are looking for "an apartment by the sea in Miami", none of these four answers that expectation; Sunny Isles or Miami Beach is a different search.
Two items undisclosed in all four
None of the four developers has published HOA fees or a payment schedule. This is not information MiamiLi failed to find — we looked, and it has not been published.
In hotel-branded buildings (St. Regis, Delano, Anantara) fees will be structurally high: front desk, housekeeping, security and concierge are part of the operating expense. 1428 Brickell has no hotel operation but does carry more than 80,000 sq ft of amenity space. In all four, the largest deduction from gross rent in any return calculation is the HOA fee — and in all four it is unknown today.
