An applicant is evaluated under four headings: identity and legal status, proof of income and employment, credit history, and previous rental references. The evaluation follows Fair Housing rules and applies the same criteria equally to everyone.
The rent is built from active rental listings in the same area and, where possible, units recently leased in the same building. Seasonality matters: demand and pricing differ between the winter months and the summer, and the lease start is planned accordingly.

Yes. Showings, screening, the lease and the handover are run by MiamiLi; you sign the documents remotely. For US tax reporting of rental income we refer you to an accountant; that is not a service MiamiLi provides.
It depends on the building and the area. Many buildings restrict short-term rentals through their condominium rules; some municipalities also require a licence. We verify the building’s documents and the local rule first, then set up a plan if it is permitted. We do not recommend short-term rentals without verifying the rule.
It varies with the property, the price and the season; we do not promise a fixed period. A listing with the right price and good visuals always leases faster than a mispriced one. At the first meeting we review the active listings in the area together.
The leasing representation fee is usually charged once at the start of the lease; the managed option involves a monthly service fee. The amount is set by the property and the scope and is written into the agreement. We present the fee structure clearly at the first meeting.
