The valuation reads three layers: comparables closed in recent months, active listings competing for the same buyer today, and listings that were reduced or withdrawn. The third layer is the one most sellers never look at — it shows which prices the market has already rejected.
A listing gets the most attention in its first weeks on the market. Starting high and cutting later wastes that window and leaves the listing with the question “why hasn’t it sold yet”. The right price is the one that brings a buyer to the table from day one.

Any licensed agent can enter a listing into the MLS. What makes the difference is what happens after it goes live — and for a Turkish-speaking seller, which language the process runs in.

In Florida commission is not fixed by law; the rate is negotiated and written into the listing agreement. Buyer-side representation fees are now also subject to a written agreement — which party pays what is clear from the start.
Seller closing costs, title insurance, documentary stamp tax, any association fees and estoppel letter are listed at the first meeting. For a foreign seller FIRPTA withholding comes into play; we plan for it while building the price, not on closing day.
Questions sellers ask
Can I sell my Miami property while I am in Turkey?
Yes. Showings, offer evaluation and correspondence with the title company run remotely. Closing documents may require a power of attorney or consular certification; we clarify which documents will be needed at the start of the process and guide you through them.
How do you determine the value of the property?
Closed comparable sales, active listings competing today, and reduced or withdrawn listings are read together. At the valuation appointment we review all three layers with you and present the target price range with its reasoning. We do not promise a number; we show the data.
Is it smarter to sell or to rent out?
It depends: the property’s location, the fee structure, rental demand and your need for cash. We put both options on the table in the same meeting; for renting out, the process on the rent-out page applies.
What is the commission rate?
The rate is not fixed; it is negotiated based on the property, the price range and the marketing scope, and written into the listing agreement. The fee to be paid to the buyer side is also stated explicitly in the same agreement. We present every item in writing at the first meeting.
