The character of the area
Coral Gables is a city planned from the outset in the 1920s, with its own municipality. Mediterranean Revival architecture here is not a stylistic preference but a requirement preserved by zoning code — a wide range of decisions, from facade color to roof tile, is subject to city approval.
Tree-lined boulevards, the retail line of Miracle Mile, the Biltmore Hotel and the Venetian Pool are the known reference points. The University of Miami campus also sits within these boundaries.
The building stock is mostly single-family homes and low-rise buildings; tower density is nothing like Downtown or Brickell. That gives the area a daily rhythm markedly different from the city center.
Worth knowing
The architectural preservation rules work in both directions: they protect the character of the area, and they also make renovations and facade changes subject to city approval. A buyer planning to renovate should learn the process and its scope before purchasing.
