Key Biscayne is an island municipality connected to the mainland only by the Rickenbacker Causeway. That single connection is its most defining feature: everyone entering and leaving the island uses the same road, which produces both its calm and its constraint.
Both ends of the island are public parkland: Crandon Park to the north, Bill Baggs Cape Florida State Park to the south. Housing gathers in the middle section between them, so the buildable area is naturally limited and cannot expand.
The building stock ranges from low-rise houses to mid-scale buildings; Village Green is the center of public life at island scale. It is one of the Miami-Dade communities where family-scale demand concentrates most.
Worth knowing
The single road cuts both ways: it means fragility as much as calm. There is no alternative route during storm evacuations and road closures, and the island location directly affects insurance costs. The causeway toll is also a fixed item of daily travel — a permanent expense that belongs in the budget.
