Miami Beach is a barrier island separate from the mainland, with its own municipality — a distinct city, not to be confused with Miami on the mainland. Its sub-areas differ sharply: the Art Deco facades and dense street life of South Beach, the larger-scale hotel-residence strip of Mid-Beach, and the quieter, lower-rise fabric of North Beach.

The cultural calendar is part of the character: the New World Symphony, the Bass Museum and Art Basel Miami Beach every December carry the island beyond a resort destination.

Waterfront means two different things here — the ocean (the Collins Avenue line) and the bay (Indian Creek and the western shore). The two are evaluated separately for view, wind exposure and price.

Worth knowing

Two line items weigh more heavily here than in other neighborhoods: building insurance costs and short-term rental rules. The second depends both on municipal regulation and on the building’s own association rules — what is permitted in one building can be prohibited in the one next door. If you plan to rent, clarify both before you make an offer.
