MiMo District is the Upper Eastside stretch of Biscayne Boulevard. It takes its name from the mid-century modern building fabric on the boulevard frontage: low structures with deep eaves, set at the roadside, give this line its visual identity.
The corridor itself and the streets behind it are clearly distinct. The boulevard line is commercial and mixed-use — restaurants, hotels and small businesses; the blocks immediately behind are low-rise residential. Legion Memorial Park and Baywood Park are the public green spaces of this stretch.
The area speaks to a profile looking for life close to the city center but away from the tower fabric. The scale of the building stock is small, so the product here is not the same thing as a tower apartment elsewhere in Miami.
Worth knowing
The corridor is a main artery: on facades facing the boulevard, traffic noise is constant, and it contrasts sharply with the quiet of the back streets. When viewing property here, whether the facade faces the boulevard or the rear can matter more than the quality of the building.
