Neighborhoods / North Miami
A wide scaleNorth Miami
A city with its own municipality, spread across a wide area from the bay shore inland. The MOCA contemporary art museum and Florida International University’s Biscayne Bay campus sit within its limits; Oleta River State Park is at its eastern edge.
The character of the area
North Miami is a city with its own municipality, spread across a wide area from the bay shore inland. That width is its most defining feature: there is no single "North Miami fabric" — its neighborhoods differ markedly from one another.
MOCA — the Museum of Contemporary Art — is the best-known institution here and forms the cultural core of the city. Griffing Park and Enchanted Forest Elaine Gordon Park are its public green spaces.
The building stock is predominantly single-family houses and low-rise buildings; blocks near the bay include waterfront parcels. The price range spreads across a wide band within the city, which makes North Miami one of the entry points into Miami-Dade.
Worth knowing
Differences within the area are larger here than in other neighborhoods: two blocks apart, the building stock, the level of upkeep and the surrounding fabric can change markedly. For that reason an "area average" is not a guide on its own in North Miami — the property’s own block has to be seen separately.

Active listing figures from the SEF MLS feed for the municipal boundary of North Miami, as of September 16, 2026. The closed-sale figures above come from recorded deeds — the two measure different things. Listing data provided by the Southeast Florida MLS (MIAMI REALTORS®) IDX feed. Source: recorded sales from the Miami-Dade County Property Appraiser. Arm’s-length sales only; intra-family transfers, foreclosures and other non-market transactions are excluded. Scope: the municipal boundary of North Miami · sales recorded between June 1, 2025 and June 1, 2026.
Neighborhood boundaries are approximated by ZIP code; parts of adjacent neighborhoods may share the same code. These figures describe recorded deed transfers, not current asking prices.
Year-over-year change is deliberately not published: in this dataset it measures the composition of what sold rather than price. We do not fill a figure we cannot measure with an estimate.
Listings in North Miami
We cannot filter the listing feed automatically for this neighborhood: its boundaries do not separate from its neighbors by postal code, so any list we drew here would also contain listings from adjacent neighborhoods. Rather than show a list that is wrong, we show none. If you are looking here, write to us directly — we search the portfolio by hand and put together a list for you.
