A planned city with its own municipality, developed on the strip between Biscayne Bay and the Intracoastal. Aventura Mall is its commercial core; the surrounding tower line and the housing around the golf course produce a dense residential fabric within walking distance of the mall.

The character of the area

Aventura is a city with its own municipality, developed as a plan on the strip between Biscayne Bay and the Intracoastal. Unlike Miami neighborhoods that grew organically, the road layout, the commercial area and the residential clusters here were designed from the start — the legibility of the street fabric follows from that.

Aventura Mall sits at the core of the city, and daily life is largely organized around it. The Don Soffer walking trail along Country Club Drive is one of the few examples in South Florida that makes moving through the day without a car realistic.

The area offers a middle scale for a buyer who does not want the density of the city center but does not want suburban isolation either: high-rise living, but in a walkable setting and markedly far from central Miami.

Worth knowing

Aventura is far from central Miami and from the airport; for someone whose daily work is in Brickell or Downtown, that distance is a price paid every day. Building association fees also run high here — before making an offer, ask separately what the fee covers.
