The character of the area

Bal Harbour is a very small village with its own municipality at the northern end of Miami Beach. What defines it is not its size but its limits: there are a countable number of buildings along the ocean front, and no new parcels are being produced.

Bal Harbour Shops is the commercial and social core; the surrounding fabric is low-density and largely residential. Harbourfront Park and public beach access form the everyday public ground of the village.

Limited supply is the basic feature that separates the area from the rest of the Miami shoreline. That means a narrow set of options — and it also means a low likelihood that the parcel in front of you will one day block your view.

Worth knowing

Scarce supply holds the price floor high and narrows the room to negotiate; looking for an affordable entry point here is not realistic. Building rules can also be stricter than elsewhere — if you plan to rent, read the building’s own rules BEFORE making an offer.
