The ocean stripSunny Isles Beach
A coastal city with its own municipality, on a narrow strip pressed between the ocean and the Intracoastal. The tower line along Collins Avenue defines it: most of the building stock is high-rise and faces the ocean directly.
The character of the area
Sunny Isles Beach is a coastal city with its own municipality, built on a narrow strip pressed between the ocean and the Intracoastal. The narrowness directly determines its character: most of the building stock is high-rise and almost all of it faces water.
Collins Avenue is the single main axis; the tower line runs along both sides of it. The Newport pier and public beach access provide the openly usable ground inside that density of towers.
The buyer profile here has a high international share, and the building stock reflects it: recent towers are built around large units, deep terraces and hotel-like building amenities.
Worth knowing
The strip is narrow and has a single main road: when Collins Avenue is blocked there is no alternative. Ocean frontage also pushes up insurance and facade maintenance costs; salt corrosion is the leading long-term expense item for buildings here. Ask for the date of the last facade renovation when choosing a tower.

Source: recorded sales from the Miami-Dade County Property Appraiser. Arm’s-length sales only; intra-family transfers, foreclosures and other non-market transactions are excluded. Scope: the municipal boundary of Sunny Isles Beach · sales recorded between June 1, 2025 and June 1, 2026.
Neighborhood boundaries are approximated by ZIP code; parts of adjacent neighborhoods may share the same code. These figures describe recorded deed transfers, not current asking prices.
Year-over-year change and “days on market” are deliberately not published: the first measures the composition of what sold rather than price in this dataset, and the second exists only in the MLS feed. We do not fill a figure we cannot measure with an estimate.
Listings in Sunny Isles Beach
We cannot filter the listing feed automatically for this neighborhood: its boundaries do not separate from its neighbors by postal code, so any list we drew here would also contain listings from adjacent neighborhoods. Rather than show a list that is wrong, we show none. If you are looking here, write to us directly — we search the portfolio by hand and put together a list for you.
